Four properties, 41 units, with us since March 2024. Last call was 12 June.

  • Since the last call · one unit turned at Desert Ridge Villas, two rent increases accepted, one vendor swapped after a missed appointment
  • Open with them · the Ironwood management agreement renews 1 March, and the CRM contact is still the asset manager who left in June
  • Last complaint · 14 July, about how long the Desert Ridge turn took. It ran 21 days against our 14 day target
  • Money · August disbursement was $3,410 lower than July, entirely the turn cost and one month of vacancy

They will most likely open with the August number. It is the first statement since the complaint and it is the lowest of the year, for a reason that is exactly the thing they complained about.

Worth leading with it rather than waiting to be asked.

Partly. Seven of the 21 days were the original flooring vendor missing two appointments, which is why we swapped them. The remaining fourteen were the scheduled scope and match the target.

So the honest version is: the work was on plan, the vendor was not, and the vendor is gone.
