Onboard a new landlord across the team
A signed owner moves from a yes to a running account with the whole team in one thread: the onboarding steps opened and owned, the missing documents chased, the handover to maintenance and accounting, and the two items that would have been forgotten.

Onboarding opened, 14 steps across three people. Here is what is on whom.
- Priya · owner details, banking, statement preferences, insurance certificate
- Marcus · site walk on each property, key and access inventory, existing vendor list
- Derek · current leases and rent roll into the file, resident welcome notice
Two items get missed most often on this kind of takeover, so I have put them at the top rather than the end: the insurance certificate naming us, and the current leases. Without the leases every renewal date is a guess.

Walked Camelback and Desert Ridge. Ironwood is Tucson, I cannot get there this week.
Marked both walked. Ironwood reassigned to Derek, who is in Tucson on Thursday, and the step now says Thursday rather than this week so it does not read as late.
Mesa Gateway is still unassigned. It is three units and ten minutes from Camelback Terrace.
I will do Mesa tomorrow.
Day one status, unprompted. Nine of 14 done. Two waiting on the owner: the insurance certificate and the banking details, both requested this morning.
One problem worth raising now. The leases we received cover 37 of the 41 units. The four missing are all at Ironwood Crossing, and two of those show a renewal date inside the next 60 days in the rent roll. If those dates are wrong we will miss a notice in the first month.
Chase the four leases and the certificate. And prep the agreement for signature.
Chaser drafted to the owner naming the four units and the certificate specifically, in your direct messages, unsent.
The management agreement is prepared and ready to go out for signature, addressed to the owner contact you confirmed this morning. It sits at approval too. Nothing leaves without you.
