Dumping everything from this week before I lose it.

Camelback 4C finally leased, still showing on the vacancies page, needs pulling. Also the application fee on the site still says $45, we moved to $50 back in June, I think it is on the FAQ page twice.

Scottsdale 4B dishwasher leaking again, second time this year, same door gasket as April. Marcus says $180 a call-out, about $700 to replace outright. Derek wants it replaced rather than paying a third call-out.

Mesa Gateway 12 lost cooling Wednesday, 108 out, the vendor got there in two hours. Need to confirm we were billed the standing rate and not weekend.

Camelback lobby door still not latching, three tenants have emailed, $340 quoted including a new strike plate, waiting on Aaron to approve.

Close: Camelback and Chandler basically done, just need sign-off. Mesa Gateway is stuck, $1,240 unreconciled. Ironwood blocked. Scottsdale barely started and it is due Friday. Priya is chasing all six one at a time.

Landscaping renewal came in at $1,450, up from $1,180. Nobody has told me what changed. Want two more quotes before we sign anything.

Ironwood annual inspection next week, Marcus walking it the day before. Desert Ridge 2A has two applications, one co-signer one corporate let, the corporate one needs the insurance rider. Move-out at Chandler 5D on Friday.

  • Aaron: Camelback lobby door, $340. Quoted and sitting. Three tenants have emailed, which makes it the one I would move first.
  • Aaron or Derek: Scottsdale 4B dishwasher, repair at $180 against replacement at about $700. Derek has already said replace, so this needs a decision recorded rather than another opinion.
  • Priya: Mesa Gateway close, $1,240 unreconciled. Ironwood is blocked separately.

Sitting too long: the lobby door. Everything else in here is either moving or has a date on it. That one is quoted, funded and stalled on a single approval, and it has tenant complaints attached.

Two of these overlap. The dishwasher decision and the landscaping renewal both come down to paying repeatedly versus paying once, and you have twelve months of history on both.
