Report on every Tucson property at once

One question filters the whole portfolio down to a single region and returns a real report: occupancy, open work, arrears and the two properties that account for most of the problem, with the filter itself shown rather than assumed.

Three properties, 26 units in Tucson. That is the whole Tucson group, filtered from 89 units across the portfolio.

  • Ironwood Crossing · 8 units · 100% occupied · 1 open request · no arrears
  • Rincon Court · 12 units · 92% occupied, 1 vacant since 4 August · 3 open requests · $2,180 in arrears across 2 residents
  • Sabino Flats · 6 units · 83% occupied, 1 vacant since 19 July · 2 open requests, both older than two weeks · $940 in arrears

Tucson is 29% of the units and 61% of the open arrears. Both vacancies are in the two smaller properties and both have been empty longer than the portfolio average of 19 days.

Sabino Flats is the one I would look at first. Two requests over two weeks old, a unit empty for six weeks, and it is the only property in the group without a named person on site.

What is the Sabino vacancy actually waiting on?

The turn, not the market. The unit was handed back on 19 July, the paint and carpet quote came back on 24 July at $1,410, and nothing has been approved since. It has never been listed, so there is no leasing data to read.

Six weeks of that unit is roughly $1,650 in rent against a $1,410 turn cost.

Approve the turn. And send me this Tucson report every Monday.

The turn approval is drafted and waiting on you in your direct messages, since it is a spend.

The Monday report is set: this same filter, 8:00 AM every Monday, posted here. I will include the previous week's change on each line so you can see what moved rather than rereading the whole thing.
